TRUSTEE'S SALE OF Lot 62 Lakewatch Plantation, Wirtz, VA 24184 In execution of a Deed of Trust dated January 7, 2005, recorded in the Clerk's Office of the Circuit Court for the County of Franklin, Virginia, as Instrument No.050000377, the Substitute Trustee will offer the above-described property for sale to the highest bidder at public auction on the date and time referenced below. All the following described property in County of Franklin, Virginia, to-wit: Lot 62, Lakewatch Plantation, owned by Lake Watch, L.L.C., as shown on plat made by Philip W. Nester, Land Surveyor, recorded in the Clerk's Office of the Circuit Court for the County of Franklin, Virginia, in Deed Book 839, pages 809-813; and In addition it is the intention of this deed to convey all of the right, title and interest of the grantor in and to any land lying between the aforesaid lot and the waters of Smith Mountain Lake, as said waters may fluctuate from time to time. Being part of the same property conveyed to Lake Watch, L.L.C., by deed recorded in Deed Book 815, page 1583 of the records of the Clerk's Office of the Circuit Court for the County of Franklin, Virginia. Date of Sale: December 2, 2020 at 9:00 a.m. Location: outside the Franklin County Circuit Court, 275 South Main Street, Suite 212, Rocky Mount, VA 24151. Terms: CASH; a deposit in the form of certified funds in the amount of $10,000 or 10% of the sale price, whichever is lower. Settlement within thirty (30) days of date of sale. Time is of the essence. OPTIONS: 1. All costs of conveyance, examination of title, recording charges, etc. will be at cost of purchaser with the exception of the grantor's tax. Neither the Substitute Trustee nor any other party guarantees or covenants to deliver or in any way to obtain possession of the premises for any third party purchaser. 2. The Substitute Trustee reserves the right to reject all bids, extend the time to receive bids or withdraw the property from sale at any time.
